PLANNING COMMISSION
MINUTES
FEBRUARY 11, 1988
The regular meeting of the Albertville Planning Commission was called to
order by Chairman Brian Bebeau. Members present included Donatus Vetsch
and Mark Daleiden, while members Don Berning and Herb Scherber were absent.
Others present included Maureen andrews, George Yankoupe and Wally Odell
of Darkenwald Real Estate and Bob Braun.
The minutes of the January 21, 1988 meeting were reviewed and discussed.
A coorection regarding the west frontage for the commerical area was corrected.
With no other corrections a motion was made by Mark Daleiden and seconded
by Donatus Vetsch to approve the minutes. All were in favor and the motion
carried.
The representatives of Darkenwald were present to request the public hearings
on rezoning and preliminary plat approval for Phase 1 of their project.
Some of the discussion forcused on the concept of a small lot subdivision
concept and its advantages. The developers provided the Planning Commission
with a "footprint" of the types of homes they would be building on the smaller
lots giving the Planning Commission a sense of how the house sits on the
lot with required setbacks shown.
Other items discussed included:
* minimum lot size of 9,000 square feet
* frontages -- most are going to be 80 feet.
* location and types of apartments being proposed.
* commercial development including the possible location of
a convience store, bank, daycare facility, etc.
* the use of berming and planting betweent the different types
of uses.
* the location of duples and/or townhouses between the residential
and commercial uses.
The developers informed the Planning Commission that it is their intention
that the homes qualify for VA/FHA financing, therefore will require certain
minimums. The developer also stated that they will require sodded front
yards, finished driveways and trees on each of the completed sites.
There was some discussion about taking the Planning Commision and some of
the Council down to Eden Prairie so that the group can get a good propective
of the small lot subdivision concept. No time was scheduled for this at
this time.
There was no other discussion so a motion was made to set the public hearings
for the preliminary plat approval and the rezoning for March 10, 1988 at
8:00 p.m. The motion was made by Donatus Vetsch and seconded by Mark Daleiden.
All were in favor and the motion carried.

approval for a new subdivision on the land that lays between the elementary
school and 51st Street. Bob presented a preliminary plan for the Planning
Commission to look at. The plan is based on standard residential zoning
and meets the 12,500 square feet minimum.
After some limited discussion a motion was made by Donatus Vetsch which
was seconded by Mark Daleiden, setting a public hearing for March 10, 1988
at 8:00 p.m. All were in favor and the motion carried.
There was some limited discussion regarding the possibility of the City
being involved with a large air industrial park and what could become of
it. The Planning Commission was informed that the Council was meeting on
February 12, 1988 with representatives of the firm that is interested in
the area as well as a representative of the Department of Trade and Economic
Development.
There was no other new business so a motion to adjourn was made by Mark
Daleiden and seconded by Donatus Vetsch. All were in favor and the motion
carried.
