I reviewed the site plan for agas/convenience store as proposed by the Mooney Development Corporation
and have the following comments:
1. The proposed fire hydrant location is not a good location for use by the fire department. In addition,
all parts of the proposed building should be within 150 feet of a fire hydrant. Relocate the hydrant.
2. The proposed curb cut in the north driveway is not acceptable and should be eliminated. Install stoup
sewer to convey storm water to the detention pond.
3. The site is very small and traffic movement within the site will be difficult. The remaining vacant
land does not appear large enough to support additional development. The developer should provide
a development concept for the remaining land. If adevelopment that meets city ordinances can not
be provided, the developer may want to reconsider the current site plan.
4. Indicate normal and high water elevations for the detention pond.
5. Add a right turn only sign to access point on CSAH 19.
6. Even though the driveway locations have been agreed to by Wright County, driveway permit
applications should still be submitted by the developer.
