This letter is to verify that the applications for the Planned Unit Development (PUD) Concept
Plan and Site and Building Plan Review. for Albertville Townhomes were approved by the
Albertville City Council at their April 21, 2008 meeting.
Numerous flexibilities were granted from the Albertville City Code with the approval of the PUD
Concept Plan. These flexibilities include:
1) More than one principal building allowed on the lot;
2) Construction of a private street system, which has allowed for:
a. The street widths being narrowed;
b. The densities achieving applicant's request; and
c. The waiving of the front setback requirements for those structures located on the
private streets. (The 35 ft. front setback requirement only applies to public rights-
of-way);
3) East side yard setback reduced to 10 feet;
4) Cross-access easements with the adjoining property for circulation; and
5) Storm water ponding to benefit both properties.
The City of Albertville has, in turn, received benefits for granting the aforementioned
flexibilities. These benefits include:
1) Increased architectural standards; and
2) Playground equipment.
