RE: CENTER OAKS 2ND ADDITION, PHASE II
SECOND AS-BUILT REVIEW
Dear Ms. Kipka:
We have completed our review of the revised record plans submitted on July 23rd. 1998, for the
above referenced project, and offer the following comments:
· The water services to Lots 1 & 2, Block 1 are now tied on the plans, and matching tie cards
have been submitted.
· The revi$ed plan's block numbering is now consistent with the tie cards, but the numbering
now causes another problem. Center Oaks has apparently been fe-platted, and part of the
development that was covered by the plans for Center Oaks 2nd Addition, Phase II, is now
shown on these as-built plans as part of Center Oaks 3rd Addition. This creates a very
confusing situation, since'the title block on the as-built plans submitted do not describe the
development as now platted.
· The bacteria, tracer wire, and pressure tests have all been conducted and passed.
· Since the wear course paving has not been done on this project. and site grading is .
incomplete, it is currently not possible to check hydrant and gate valve settings.
· For the Board's information, this development contains 44 lots, which will result in an
estimated water usage of 5,280,000 gallons per year when all houses are built.
Based on the second item listed above, we do not recommend approval of the as-built plans for
Center Oaks Center 2nd Addition, Phase II, until the project and block numbering situation can
be resolved, If you have any questions, please call me.
