Carlson, P.E.~C City Engineer DATE: September 10, 1997 RE: Final Grading Plan Review Center Oaks Second Addition SEH No. A-ALBEV 9804.00 I have reviewed the above referenced plan and have the following comments: 1. Add silt fence to north end of Kalland Avenue. 2. Building pad or walk-out elevation shall be a minimum of 2.0 feet above the high water elevation of adjacent pond. 3. The north detention pond in Block 2 will normally not contain any water and will turn into a mud hole with cattails. The pond should connect to the southerly pond with a culvert. The trail between the ponds can then be raised to stay above the high water elevation. 4. There is very little rear yard space in Lot 1, Block 1. The proposed culvert in County Ditch 9 should be extended to the north and the ditch filled in the rear yard area of Lot 1. 5. Side slopes ofthe proposed ponds shall be 10:1 for the first foot of normal water depth. 6. Indicate proposed storage volume for each pond on the plan. 7. It is unciear if the pond in Block 5 will normally contain water or ifit will drain dry. The plan should be clarified.
