Moberg, PE Project Manager FROM: DATE: March 30,2005 / Lot 1, Block 5, Heuring Meadows' Site Plan Review Albertville, Minnesota SEH No. A-ALBEV0501 D83 RE: I have reviewed the site plans submitted for the subject property. The site is located at the southwest comer of CSAH 19 and 53rd Street. I have the following comments: 1. A current topographic survey is required for the submittal. Existing improvements from the Heuring Meadows development are shown incorrectly. Existing improvements from the Prairie Run development must be shown on the site plans. 2. When the Heuring Meadows plat was approved by the City, a 15-foot wide trail easement along CSAH 19 was required. Applicant shall verify the easement has been secured. The east end of the parking lot may encroach on the easement. 3. There is an existing drainage and utility easement along the south side of the lot that must be shown on the site plans. The east end of the parking lot may encroach on the easement. 4. Construction of the proposed entrance to Kyler Avenue will require removal and replacement of existing curb and gutter. Kyler A venue shall be restored to its original condition. 5. Applicant shall verify that truck turning movements into and out of the site can be accommodated. 6. According to the record drawings for Heuring Meadows, the existing 6-inch water service is made of PVc. 7. Domestic water service and fire service must be separated before entering the building. A 2-inch domestic service is required. Each lead into the building shall be valved to allow both the domestic service and the fIre service to operate independent of each other. 8. A post-indicator valve is required for the fIre service. 9. Applicant shall verify whether an irrigation service is proposed for the landscaping areas. 10. An additional catch basin on the north side of the proposed driveway is required. 11. Drainage calculations shall be submitted for the proposed storm sewer system. 12. Parking lot grades shall match the approved grading plan for the Shoppes at Prairie Run development. Applicant shall verify the structural integrity of the existing 30-inch HDPE storm sewer is preserved during construction of the parking lot. 14.
