R-1A Single Family Residential Project

Please find attached copies of the Preliminary Plat revised 10/23/00 for the project. The plans have been
revised removing the wetland mitigation areas, relocating the storm water management pond, adding three
single family residential lots, and adding one small commercial lot. The residential lot total of 45 is now
the same as proposed on the concept plan for the project.
A review of the proposed wetland mitigation areas by our wetland consultant and follow-up discussions
with the City's wetland consultant resulted in the revision of the plan. Our wetland consultant determined
that the proposed wetland mitigation areas did not meet replacement wetland standards for sideslopes,
irregular edges and bottom depths, hydrology, and would have relatively low functional value. It was
determined that wetland bank replacement would provide higher levels of wetland functions than
functions that would be provided by the replacement wetlands originally proposed on site. Therefore we
propose to purchase wetland replacement from a wetland bank, as allowed by WCA rules.
Existing drainage from the east will be perpetuated via a storm sewer pipe to the south boundary of the
project to the existing outlet point.
