RE: Albertville Crossing Development - Access to CSAH 37
Honorable Mayor, City Council Members, and Planning Commission Members:
We have reviewed the preliminary plat, preliminary grading plan, and preliminary utility plan
for the above mentioned developmenti,dated November 23, 1999, as prepared by Meyer
Rohlin, Inc. We have reviewed these plans with regard to access to County State Aid
Highway 37 only. Aspects of internal drainage, street improvements, and grading internal to
the plat should be reviewed by the City Engineer for conformance to city standards. We offer
the following comments.
1) A right of way dedication of 55 feet from the center of CSAH 37 will be
required. This is shown on the preliminary plat.
2) An access permit will be required for access to CSAH 37. The permit will
require that a right turn lane and by-pass lane be constructed on CSAH 37. The
turnlane construction details required (length and section) will be identified in
the approved permit. All existing field entrances along the proposed
development will be required to be removed.
3) A utility permit will be required for any pipe or grading work within the CSAH
37 right-of-way. The culvert under the proposed road access shall be RCP and
sized appropriately to handle ditch drainage. Specific requirements of work
within the highway right-of-way will be identified in the approved utility permit.

4) The proposed earth berm, off-road path, and storm drainage pond should be
located outside of the CSAH 37 right-of-way, as indicated in the grading plan.
