Dear Mr. Johnson:
We have reviewed the Preliminary Landscape Plan submitted for the buffer yards along
CR 18 of the Prairie Run Subdivision and have a general understanding of your
landscaping intentions. In order to assess compliance with Section 1000.7 of the
Zoning Ordinance Code, we need to review plans specifically identifying all proposed
plantings for buffer yards along CR 18. Plans should identify plant by type, size and
location. In preparing these documents, please be aware of key requirements of the
code that pertain to the buffer zone.
1. Plant material centers shall not be located closer than three (3) feet from the
fence or property line.
2. Landscape screening shall be planted in two (2) or more rows and staggered.
The intent of this is to provide an effective visual screen for all properties along
CR 18. The submitted Preliminary Plan shows single rows and gaps on some
lots.
3. Plant spacing shall be specific to the species chosen to provide screening to a
height of six (6) feet. The Preliminary Plan shows that this requirement is met.
The American Standard for Nursery Stock published by the American
Association of Nurserymen shall be used as the reference for spacing guidelines.
4. The three coniferous Species chosen are appropriate for immediate screening
needs. However, as the conifers age, they will lose their lower limbs and ground
level screening ability. Deciduous shrubs would provide permanent ground level
screening and also provide visual variety to the planting and are recommended.
5. There are planting restrictions within the visual area of street intersections. No
planting higher than the street center line grade is allowed within a triangular
area formed by the intersection of two streets. The triangular area is defined by
the property lines, not curb/pavement edge or right-of-way and is determined by
measuring 30 feet along each property line from their intersection at the corner of
the two intersecting streets.

Please resubmit landscape plans for the buffer area showing type size and location of
all plants as soon as possible. Review and approval of these plans is necessary to
finalize the development contract.
