Re: Preliminary Plat Review - Prairie Run
Access to CSAH 18, City of Albertville
Dear City Council ~embers & Planning Commission Members:
We have received the preliminary plat for the above mentioned development that is
proposed to be constructed on the north side of County State Aid Highway (CSAH) 18.
We have reviewed the preliminary plat with regard to access spacing and right..,of,.way
issues along CSAH 18 only. Aspects of storm drainage, street improvements, and
grading internal to the development must be reviewed by the City Engineer to
determine conformance to city standards.
We offer the following comments:
1. An access permit will be required for the new public street access
proposed. The new access must line up directly across from the public
street (Underwood Dr.) on the south side of CSAH 18. It will be reqUIred,
as a condition of the access permit, that a combined right-turn/bypass
lane configuration be constructed and/ or new pavement markings for the
new public street access/CSAH 18/Underwood Dr. intersection.
2. As a condition of the new public street access, all existing field accesses
",~ along the property shall be removed.
3. The existing right...of-way shown along CSAH l~pn:the plaUs adequate.
4. A utility permit will be required for any utility worKJwfthin th~ CSAIj18
right-of-way. This will cover any sanitary, watermain,or storm sewer
work within the CSAH 18 right-of-way. No open cutting of CSAH 18 will
be allowed for any utility work. A bond (or letter of credit) will be

required, amount to be determined, as part of the access and utility
permit. Specific requirements will be determined as part of the permit
application process by Bruce Leinonen, Permit Technician, of our office.
5. Drainage within the right-of-way must be maintained. An appropriately
sized RCP will be required under the new public street to maintain
existing ditch drainage patterns.
6. Concrete curb & gutter for the new public street must end at the CSAH 18
right-of-way line.
