Dear Mr. Sovell:
This letter is being written to you as a means of bringing to your attention some major
problems and concerns associated with the management of the Cottages of Albertville.
As concerned Renters and Owners we would like to highlight some of the more significant
problems that we feel need to be corrected.
1. The office is only open 2 hours per day Monday-Friday from 8:00AM to 10:00AM
with a phone number to call during other hours. The phone calls end up on an answering
machine that are seldom if ever returned.
2 The Community Center is for the benefit of all residents - both owners & renters. Since
Dominion Management has assumed the management of this complex they have neglected
to keep the center clean and insure that it is open & closed daily.
3. Since the change to allow dogs in any rental unit they have not insured that they are
using the designated area for their needs. Obviously the deterioration of the lawns and
yards has a significant impact on the appearance of the property which affects the rental
appeal and property values of the owners.
4. Calls for repairs and maintenance are not handled in a timely manner. Emergency
repairs such as furnace, plumbing, & air conditioning have occasionally required the renter
to contact a repair service directly due to no response from Dominion Management.
5. There are no activities initiated by the management for the residents of the complex.
All activities currently being done is by the residents themselves. When this complex was
built a part of the agreement with the City of Albertville was a provision for this service
which states in part "The developer must provide significant facilities and services
specifically designed to meet the physical or social needs of older persons. Significant
facilities and services may include, but are not limited to:
> social and recreational programs
> continuing education
> information and counseling
> recreational, homemaker, outside maintenance and referral services
> accessible physical environment
> emergency and preventative health care programs
> congregate dining facilities
> transportation to facilitate access to social services, and
> services designed to encourage and assist residents to use the services and facilities
available to them"
Although the above highlights some of the concerns there are numerous individual
concerns. There is one common goal among all owners and renters and that is that this
property be malhtained in the highest manner so that we can all be proud of our area and
be a complex that the City of Albertville can look at with pride.
Copies of this letter are being sent to Dominion Management as well as the City Manager
and the City Attorney for their information and any action deemed necessary.
