MN 56302 April 16, 1997 Garrison Hale, City Administrator City of Albertville 5975 Main Avenue N.E , Albertville, Mn 55301-0009 Re: Senior Housing - A1bertvil1~, Mn Dear Mr. Hale: I am in receipt of the Planning Commission Findings of Fact & Recommendation, as they relate to the Planning Commlssion meeting of April 8, 1997, regarding the above referenced project. Item 6 of the recommendations refers to the extension of Kalland Avenue to the boundaries of the development and construction of the road to allow for the second access into the rental community. This construction is to be completed with the . first phase of construction. As you are aware, we are' purchasing the property to be used for Senior Rentals from Center Oaks Partnership. We also have an Option to Purchase the property lying West of the Senior Rental parcel and East of the 'proposed Kal1and A venue. At this time, Center Oaks Partnership is unwilling to extend Kal1and Avenue beyond the point which allows for the northerly access road to the Senior Housing parcel. The cost to extend Kalland Avenue would force Center Oaks Partnership to develop the property west ofKalland Avenue much earlier than anticipated. . Without control of the property abutting Kalland Avenue we are unable to contro.] the construction of the road, and considering the position taken by the current land owner, Center Oaks Partnership, we request that Planriing Commission consid.er deleting Item 6 of its Recommendations as it relates to the Planning Commission Meetmg ofApri18, 1997.
