1997-02-17 Planning Review 'N 'ORTHWEST ASSOCIA.O CONSULTANTS COMMUNITY PLANNING - DESIGN - MARKET RESEARCH 17 February 1997 Mr. Donald Jensen Pilot Land Development 13736 Johnson Street NE Ham Lake, MN 55304 Mr. Steve Feneis Feneis Investment Realty 1011 2nd Street North Suite 109, PO Box 1802 St. Cloud, MN 56302 Re: Albertville - Senior Housing File: 163.06 - 97.01 Dear Don and Steve: While I was updating the City's base map today, I noticed one small item that needs to be cleared up prior to approval of the senior housing project. Adjacent to the project on Pilot's land is an outlot, Outlot I, which as a land remnant was platted as part of Parkside Third in anticipation of combining it with land to the south to create another single family lot. Since this is no longer the case, the land remnant must be replatted to be made part of the single family lot to the north or added to the land as part of the senior housing Planned Unit Development. If the land is not added to the senior housing development, the easiest thing to do would be to replat the outlot along with the adjacent lot as part of the senior housing plat (but exclude it from the Planned Unit Development rezoning request). Another option which is just as easy would be for Pilot to have a certificate of survey prepared and a minor subdivision approved administratively by the City. Either option is acceptable to me, so I will allow you two gentlemen to come to a decision and inform me of the desired process. If you have any questions, please call. Sincerely, Northwest Associated Consultants, Inc. -&S:~~1 Senior Planner/Landscape Architect pc: Gary Hale 5775 WAYZATA BOULEVARD, SUITE 555 ST.
