Dear Steve:
I have reviewed the latest concept for the senior housing development which was faxed to me on
30 January 1997. To keep you moving along at a swift pace, I want to give you my comments
prior to submittal of your formal application.
1. Traffic circulation and vehicular access looks great - no changes needed, unless the City
Engineer has any recommendations.
2. Building setbacks between quad homes on the Pilot (Kenco) parcel ?ppear acceptable if
building heights do not exceed 25 feet. The future quad homes and townhome structures
do not appear as though they are separated the required distance (one-half the sum of the
adjacent building heights). The setbacks from the property lines to all structures is fine.
3. The separation between the private drives which run east-west at the north end of the
project and the 57th Street right-of-way does not provide enough area for planting of trees.
If the City Council would allow you to install trees within the boulevard and leave the
driveways as they are, that is fine with me. After two growing seasons the trees would
become the City's responsibility. This concept has never been implemented in Albertville
before, but we can discuss it as an option.

Landscaping/screening will also be required between the various types of dwelling units.
While there is a minimal amount of space to the southern property line of the quad homes,
ample space exists between these and the town homes to 'share' landscaping. The same
holds true for the area between the cottage homes and future quad homes. One thing
related to screening which does concern me is the limited space between the access drive
adjacent to the southern most property line. This is where the multiple family housing will
directly abut future single family development. I would suggest moving the entire southern
half of the project (future quad homes, townhomes, and cottage homes) to the north about
thirteen (13) feet. This would give us 20+ feet on either side of this development cluster
within which to qiccomplish screening.
-Overall the project is well-designed and will be a great asset to the City. I look forward to
receiving full-scale, detailed plans from you along with your application. Your cooperation has
been greatly appreciated throughout this review process.
