I have reviewed the above referenced preliminary plan and have the following comments:
Preliminary Plat
No comments.
Preliminary Grading and Drainage Plan
1. Storm water detention is required on all developed areas within the City of Albertville. No
storm water detention has been provided, and the plan shall be revised and resubmitted for
reVIew.
2. All bituminous swales shall be eliminated and replaced with concrete valley gutters.
3. The City has typically required all pubic street and utility improvements be extended to the
boundaries of the property that is being developed. Therefore, the improvements to Kalland
Avenue should be extended to the southern boundary of the property. This will also provide
a second access point for the southern buildings.
4. There is virtually no room for snow storage on site. This will make for very narrow driving
lanes until the snow can be hauled away. In addition, because ofthe narrow streets, it will
be very difficult to utilize a front-end loader and a truck for snow removal.

Preliminary Utility Plan
1. Install valves to allow for isolating each north-south segment ofthe water main.
2. It is unclear how each unit will be connected to the water main and how water use will be
metered. This shall be clarified.
3. It is unclear if the proposed utilities will be public or privately owned and maintained. This
shall be clarified.
The above stated comments shall be addressed and the preliminary plans resubmitted for review.
