I have reviewed the Preliminary Plat for the Summerfield Addition, and have the following
comments:
1.
The cul-de-sac intersection at 61st Street and Kagen Avenue will be a maintenance
problem, particularly for snow plowing and snow storage. This type of intersection
should be avoided.
2.
Sanitary sewer will be extended along 61st Street West to the property west of the
Summerfield Addition. An easement shall be provided between Lots 1 ]nd 2, Block
3, to accommodate the sanitary sewer.
It is difficult to determine if Kahl Avenue is shown in the most ideal I cation. The
seller of the land, or the developer, should be required to provide a Preliminary Plat
for the entire parcel of land that is owned by the seller. Since a majority of the land
owned by the seller drains to the south, issues regarding storm sewer and detention
ponds need to be answered prior to the construction of the improvement for this
addition.
