1996-03-02 Preliminary Wetland Determination ~ . . WETLANDS ENGINEERING TECHNOLOGY 606 First Avenue North · Sartell, Minnesota 56377 March 2, 1996 Mr. Tom Holthaus Little Mountain Development 1236 East Oakwood Drive Monticello, MN 55362 RE: PRELIMINARY WETLAND DETERMINATION. PROPOSED PLATTING The south 330 feet of the SE 1/4 of the SW1/4 of Section 35, T 121 N, R 24 W, City of Albertville, Wright County, Minnesota. Part of the Sylvester T. Kolles property. WET Project No. 9605 Mr. Holthaus: In accordance with your request I have prepared this letter and the attached computer scanned aerial photograph to assist you in preparing a preliminary site plan for residential development of the above referenced property. The wetland boundaries shown on the aerial photograph are preliminary and are based on research of the soil survey for Wright County, a brief site viewing, a short visit with Mr. Kolles, and interpretation of the aerial photograph. The boundaries have not been field delineated at this time. We have placed this project on our schedule for field delineation early in the 1996 growing season as you directed. During the site visit I was able to determine that the area in the extreme southeast corner of the 10 acre site is very probably a jurisdictional wetland, although there appears to be at least partial drainage of the basin at this time. The additional areas, labeled with a '?', have the potential to be jurisdictional wetland based on the topography of the area and the mapped soil type. During the brief visit, Mr. Kolles indicated that there is a drain tile located along the south line of the property. I will try to determine the effectiveness of the drainage this tile provides to the questionable areas during our on-site field delineation in the spring. The remainder of the 10 acre site appears to be upland at this time. You are cautioned that the information presented in this letter and on the scanned aerial is preliminary in nature and should be used only for preliminary planning purposes. The site was covered with 6" to 24" of snow during my visit making an accurate delineation impossible without great expense. If during the development of the site it is necessary to fill or drain a jurisdictional wetland permits will be required form both Federal and State agencies. Any activity within a jurisdictional wetland can require that you mitigate or restore the disturbance caused by the activity either specifically for the project or through the use of State Wetland Bank credits purchased from a wetland bank owner.
