CITY OF ALBERTVILLE . 1-9-97 Planning Commission Findings of Fact & Recommendation Applicant's Name: Little Mountain Development Request: Little Mountain Development has submitted a preliminary plat for the subdivision of 24 single family lots. The subject area encompasses 11.02 acres and is located on the Kolles property immediately west of the existing Westwind/Parkside neighborhood. The existing 61 st Street is planned to extend straight west to serve the new lots. The property is zoned R-1A, Low Density Single Family Residential and the proposed development is in conformance with the approved Land Use Plan of the City. Planning Commission Meeting Date: 14 January 1997 Findings of Fact: Based on review of the application and evidence received, the Planning Commission now makes the following findings of fact and recommendation: 1) The legal description of the subject property is as follows: (see attached) 2) The Planning Report dated 9 January 1997, prepared by NAC, Inc and the Engineer's Report dated 18 December 1996 are incorporated herein. Recommendation: Based on the foregoing considerations and applicable ordinances, the applicant's request has been approved based on the most current plans and information received to date, subject to the following conditions: 1. The minimum front and side yard building setbacks are properly shown on submitted plans. 2. A temporary cul-de-sac with a 30 foot radius is provided at the terminus of 61st Street which should be included on revised plans. 3. A street name is provided for the stub street leading north out of the subdivision which is compatible with the Wright County Grid Street Naming System. 4. The preliminary Grading, Drainage, and Utility Plan is reviewed and approved by the City Engineer. 5. The proposed building pad location is shown on the revised Grading, Drainage and Utility Plan for Lot 12, Block 3 to show how grading of the site will be handled. 6. The park dedication requirement is satisfied as a cash contribution in an amount equal to $500 per lot (unit) which totals $12,000. . . 7. Any other comments of City Staff or Council.
