Gentlemen:
The approved grading plan for the Hardwood Pond Addition,
Albertvi lIe, indicates the surface water drainage pattern for
Lots 1, 2, 3 and 4, Block 2 shall be a combination of front yard
drainage to 52nd street and rear lot drainage westerly within a
10-foot drainage and utility easement to County Road #35. With
the construction of the homes and shaping of the yards, this
pattern of drainage is to be maintained by the property owner.
An inspection of the properties indicates the drainage is
currently spilling unto adjacent properties to the south. With
the drainage has come an abundance of soils and silts. A
drainage swale (not a ditch) constructed within the 10' easement
will be required to direct this surface drainage to the west. It
would appear only a minimal amount of grading and shaping would
be required to correct the problem. If sodding is not antici-
pated soon, some provision, i.e. silt fencing or straw bales,
should be made for erosion control on the steeper rear lawn
areas.
Enclosed is a partial copy of the Hardwood Pond's plat,
indicating the drainage and utility easement. If you have any
