Albertville - Land of Lakes Tile Company FILE NO: 163.06 - 99.12 We received a site plan indicating a modification to the approved Land of Lakes site plan requesting a curb cut north of the approved curb cut on Mciver Avenue. The proposed modification would install a second curb cut to provide direct access to a future 50 foot building addition north of the building currently being constructed. This modification was now shown on the original approved site plan and needed to be reviewed in conjunction with the Zoning Ordinance. In review of the modification, we find that the new curb cut will provide a set back 40 feet from all other curb cuts on site. The curb cut is 24 feet in width. compliant with Code. The curb cut meets required property line setbacks and the applicant is allowed one curb cut per 125 feet of frontage. The current frontage on Mciver is 306.85 feet. In this respect, the requested modification complies with all City zoning requirements. In review of this modification with the City Engineer, it was determined that there is a need to extend the culvert under the south driveway, north through the island dividing the two proposed driveways, and to the north side of the proposed driveway. The culvert should be one continuous culvert for this length of frontage. Section 1500.6 of the Albertville Zoning Ordinance allows for plan modifications. Minor changes encompassing less than 10 percent of the total site area and meeting all zoning requirements may be approved by the Zoning Administrator. In review of the applicant's requested modification, it appears that the additional curb cut will be fully compliant with Code and does represent less than 10 percent.
