It is our understanding that you are interested in purchasing the Tom Shaney property of seven acres located on 60th Street Northeast. We further understand that the building to be constructed would house a shop, offices for the shop, and a small showroom. Based upon information we have, the following applications are required to be submitted to the City of Albertville: Comprehensive Plan Amendment. Currently, the City of Albertville Comprehensive Plan designates the property as commercial. We have determined that the subject operation \NOuld be considered industrial. Therefore, a comprehensive plan amendment \NOuld be required to change the designated land use from commercial to the desired. industrial. Rezoning. The existing zoning for the site is B-3, Highway Commercial District. Due to the industrial nature of the operation, the site would have to be rezoned to 1-2, General Industrial District. Permitted uses within the 1-2 District would include operations of building material production. The zoning map indicates that a portion of the site lies within the Shoreland Overlay District. Therefore, the site would be required to comply with the provisions that apply to that respective portion of the site. Conditional Use Pennit (CUP). The retail portion of the operation would require a CUP. I have attached a copy of Sections 400.1-400.7', which pertain to conditional use permitting. Subdivision. The Zoning Ordinance defines a site plan as, a map drawn to scale depicting the development of a tract of land, including, but no limited to, the location and relationship of structures, streets, driveways, recreation areas, parking areas, utilities, landscaping, and walkways, as related to a proposed development. Performance Standards. Although all provisions related to performance standards must be complied with, there are some noteworthy items that we feel are essential to point out. Attached are copies of performance standards for parking, loading, and landscaping and screening. In summary, to file a complete application for the requested development, the following applications need to be submitted: 1. Comprehensive Plan Amendment from current land use (commercial) to proposed land use (industrial). 2. Rezoning from B-3, Highway Commercial to 1-2, General Industrial. 3. Conditional Use Permit (CUP) to allow retail sales on site. 4. Subdivision to combine the three (3) lots, which exist at the subject site. 5. Site Plan Review Note: Attention should be paid to the applicable performance standards and the provisions established within the 1-2 District and Shoreland Overlay District.
