1. Based on the provisions of the Zoning Ordinance, the required number of parking
spaces is as follows:
Office:
Three spaces plus one space per 200 square feet of floor area (3 +
3,672/200 ;; 3 + 18 = 21 spaces).
Showroom: One space per 200 square feet of floor area (1,980 I 200 ;; 10
spaces ).
Warehouse: One space per 1,000 square feet plus one space per company owned
truck (7,200 /1,000 = 7 spaces).
Mfg.lFabr.: One space per 350 square feet of floor area plus one space per
company o'Mled truck (15,696 J 350 = 45 spaces).
Note: Numbers 0.5 or greater were rounded up to the nest whole number.
The total number of parking spaces required is 83 spaces (21 + 10 + 7 + 45). You
are proposing 42 spaces for the site with an additional 75 spaces indicated on the
"future" development site plan. A conditional use permit is required for the
proposed reduction in the number of parking spaces.
2. The dock is oriented to face east, away from the street right-of-way, however, some
landscaping/screening would be necessary just south of the dock or addItional
screening just east of the truck driveway to screen the view of the dock from the
62nd Street N.E., and depending upon the use of the land to the east of the dock,
additional landscaping/screening 'NOuld be necessary.
3. The location of the dumpster is proposed along Maciver Avenue, This would not
be acceptable. The dumpster may be better suited at the other end of the bui Iding
along the truck driveway, with screening added, This would eliminate one of the
driveway accesses along Maciver Avenue. Zoning Ordinance Section 1200.4
(h)(12) indicates that each property shall be allowed one curb cut access for each
125 feet Distance between the two curb cuts along Maciver Avenue is
approximately 40 feet.
4. The types and colors of building materials used for the facades of the structure
must be specified. The Alberville Zoning Ordinance limits the amount of exposed
metal facing to 75 percent of the total wall area provided that the use of the metal
is incorporated in to the architectural design of the structure.
