Psyk's 6th Addition

I have reviewed the grading plan for the above referenced project, and have the following
comments:
1. The upper slope in the detention pond should be revised to a 6: I slope. The width of the
bench can be reduced to 7 feet to minimize encroachment on the adjacent lots.
2. Drainage map and design computation used to design the detention pond should be
submitted for review.
3. An area for positive overflow should be graded in the berm over the culvert outlet of the
temporary detention pond.
4. The outlet for the temporary detention pond will be concentrating storm water runoff in
one area. Riprap should be installed at the outlet to help disperse the storm water. This
outlet may create some erosion near the outlet before the storm water has a chance to
disperse. The property owner to the north should be made aware of this situation.
The grading plan is approved with the understanding that the detention pond may be modified
further, pending review (of drainage calculations.

I have also reviewed an overall plan of the Psyks' Development and how it would tie together
with the Marx property. This plan shows 55th Street being a thru east-west street. It would
appear that due to the location of the large wetland on the Marx's property, 55th Street cannot
be built as a thru street. Therefore, there would not be any thru street between 53rd Street and
at least 57th Street, a distance of approximately 2,500 feet. This may create confusion for the
local residents, as well as emergency vehicles.
