Lots 1 - 6, Block 5 of the above referenced project, and have the following comments: 1. The garage floor elevations are less than the minimum of 18 inches above the top of curb as required. 2. Drainage easements. along the rear lot lines are too narrow and should be revised to a minimum of .10 feet. 3. The grade of the driveway for Lot 1, Block 5 is shown to be flat and should be revised. 4. Low points are shown at the rear lot lines of Lots 2 and 4. It is unclear how these low points will drain. 5. Existing and proposed contour lines of the proposed plat and adjacent park should be submitted for review. 6. It is unclear where all the storm water goes. The' drainage plan should be revised to indicate where and how the storm water drains off site. While the drainage plan will generally work as shown, in my opinion, future drainage problems are created when storm water is required to drain overland as shown on this drainage plan. Homeowners will make improvements, such as landscaping or play areas, which will change the drainage patterns and possibly create problems which the City will have to deal with in the future.
