MARKET RESEARCH TO: Gary Hale FROM: Elizabeth Stockman DATE: 26 March 1996 RE: Albertville - Parkside Second Addition FILE: 163.05 In response to your question.this morning, I have searched our files relating to this twinhome subdivision and have made note of the following: Parkside Second. Addition was platted and is being developed by Kenco. In July of 1993 our office reviewed this plat and attended the 10 August 1993 Planning Commission meeting when the public hearing was held. Notes from this meeting indicate a first (main) floor area of 900 square feet and basement area of 840 square feet. Our files contain a floor plan of the twinhomes (not to scale), but do not formally document the approved square footage of the twinhome units. In June of 1995 I received a call from Kenco who wanted to build two twinhomes on two lots originally developed by CIR Homes (notes indicate a person by the name of Gerry @ 546-6168). Kent Roessler indicated that the building footprint would be slightly changed and would be slab on grade rather than split level with partial basements. During this conversation, I recall no discussion of footprint size. The current Zoning Ordinance requirement relating to twinhome (double bungalow) footprint size was established in August 1993 and remains unchanged today: 650 sf first floor above grade, plus 100 sf for each additional bedroom One Bedroom Unit = 650 sf minimum Two Bedroom Unit = 750 sf minimum Three Bedroom Unit = 850 sf minimum Etc.
