B) PRELIBIRARY PLAT APPROVAL Per your direction at the Planning and Zoning Meeting which was held on July 14. 1993, I contacted City Attorney Mike Couri wi th regard to. the Westwind PUD Specifications. It is Couri' s opinion thatOutlots A & B do. in fact, fall under the guidelines set forth in this document, a copy of which'is attached for your reference. This document allows for a front yard setback of 25' as requested by the developer, Kent Roessler. Couri further wanted to clarify that he had conferred with the City Planner's office and it is their opinion that regarding minimum square footage of the dwelling (#4), that the definition of Dwelling, Two-Family. #52 (a) (2). of the Zoning Ordinance does apply to the proposed twin homes. Therefore the proposed dwelling units do conform to the required minimum square footage of 750 square feet. Zoning on the property is PUD, as stated in Liz and Dave's Planning Report dated August 3. 1993. and needs no further rezoning. cc: City Council Mike Couri Kent Roessler
