M A A K E T RES EAR C H 18 June 1996 Mr. Kent Roessler Kenco 13736 NE Johnson Street Ham Lake, MN 55304 Re: Albertville - Kenco Sign Application File: 163.06 - 96.03 Dear Kent: As we discussed on the phone today, your application for a temporary real estate sign has been misplaced. It is our understanding that you will either provide us with a copy of the original application or you will file a new application with the City who would subsequently forward a copy to our office. You stated that you wish to construct a 4x8 (32 square foot) temporary real estate sign upon the Parkside Third Addition property to advertise upcoming lots for sale. The sign is proposed as a single sided painted wood sign to be mounted upon wood posts. The sign is a permitted use under the City's Sign Ordinance provided that it includes advertisement relating to the sale of commercial parcels as well as residential lots. If it is to be stridly referencing the sale of residential parcels, the Sign size is limited to nine (9) square feet. The sign is. exempt from the permit requirements, except that it shall be set back from the street right-of-way a distance of at least one-hatf (%) of the minimum setback specified in the district regulations. The required front yard setback in the B-3 district is thirty-five (35) feet, thus the sign must be setback at least 17 % feet from the CSAH 19 right-Of-way.
