Dear Mr. Kramber:
This letter serves to confirm Kenco's intent to remove the existing farm house at the above
address prior to the end of the 1996 calendar year. During 1996 the land was platted into 99
single family lots and several outlots. I have attached a reduction of the plat with an explanation
of the approved land uses and ownership projections. The existing farmhouse is now on Outlot
B which has a B-3 (business) zoning. In order for future building permits to be issued the parcel
will need to be replatted into a lot and block subdivision. Kenco desires the assessing division to
take into consideration the approved uses for the remnant outlots and their ownership, current
and future in determining taxes payable for 1997.
Regarding the existing farm structure, as of this date demolition has begun. Power has been
terminated, gas and furnaces removed, doors and windows have been removed and contracts
have been let for the completion of the work. Due to some last minute concerns about transite
siding, and the poor weather, the possibility exists that the structure may not be completely
demolished by the end of the calendar year. However, the building is at this time completely
uninhabitable. We would appreciated your working with us to not have conflicting value. We
presume we will see a statement describing land only.
The City of Albertville has been working with us and is knowledgeable about the land uses I
have described in the attachment. They would also appreciate the County not creating
conflicting value on lands designated for public ownership or maintenance obligations. Please
contact us with any questions you have regarding our plat and the above request.

Re: Bulk Asbestos Sample Results from 5771 LaBeaux Avenue in Albertville, Minnesota,
for the Purpose of Building Demolition
Braun Intertec Corporation (Braun Intertec) has collected and analyzed 11 bulk material
samples for asbestos fiber content as requested. The samples were collected from the interior
and exterior of the vacant dwelling. This report presents the results of our analysis.
Analytical Results
PLM analysis has resulted in the detection of asbestos in 5 of the 11 samples collected.
Sample data are summarized in Table I.
Discussion
Asbestos was detected in analyzed portions of ceiling texture which was located on the main
level bathroom hall and living room. This material is considered friable and must be removed
prior to building demolition by a certified abatement contractor according to the Minnesota
Pollution Control Agency (MPCA). Refer to Table I for room quantifications of ceiling
texture.
Asbestos was detected in analyzed portions of the exterior transite siding. Transite siding is
considered to be a Category II Non-Friable Regulated Asbestos-Containing Material (ACM)
and must be removed prior to building demolition according to the MPCA.
Asbestos was detected in analyzed portions of square pattern linoleum located in the
basement. The linoleum is considered in good condition and a Category I Non-Friable
Asbestos-Containing Material by the U.S. Environmental Protection Agency and the MPCA
and does not have to be removed prior to building demolition.
Note: In the event of demolition by intentional burning, the MPCA requires that all ACM be
removed prior to burning, including Category I Non-Friable ACM.

Methodology
Bulk asbestos analysis was conducted in accordance with the Environmental Protection
Agency's (BPA) Method 40 CFR, Part 763, Ch.1, (7-1-87) Edition, Subpart F, Appendix A.
Each sample was examined for homogeneity. If a sample contained separate layered
components, each layer was analyzed separately. The analytical results from the layers were
then combined in proportion to their abundances for a single analysis of the sample. Detailed
quality control information is available upon request.
Remarks
Braun Intertec is accredited by the National Institute of Standards and Technology (NIST),
National Voluntary Laboratory Accreditation Program (NVLAP) for selected test methods for
bulk asbestos identification under Accreditation Number 1234. This report in no way
constitutes or implies product certification, approval or endorsement by NVLAP or any other
agency of the U.S. Government.
Samples are retained at our laboratory for 60 days and are then disposed of unless instructed
otherwise by the client.

Albertville - Roden Property Farmstead/Kenco Development Park Land

On 29 October 1996, I met with Mr. and Mrs. Roden who gave me a tour of their property and
buildings. The purpose of the meeting was for me to determine what, if any, reuse possibilities
there were for preservation of the farmstead or portions thereof. The buildings could be
accommodated within the planned park area in upcoming Kenco plats.
There is no doubt a very long and rich history surrounding the property and home, as the Rodens
are one of the largest and most prevalent families in the region. The original portion of the home
is of log construction, more than 100 years old and has been remodeled and added onto at least
twice. Unfortunately, the home does not have a significant exterior architectural character which
would justify its preservation as an historic residence. Furthermore, it would seem that the
maintenance the home would necessitate and/or its modification for use by the City is beyond the
City's financial capabilities at the present time.
There are several out-buildings on the property including a 4Ox90 pole building (1970's
construction) which is currently used as shelter for cattle and hay storage, a three-car garage,
shed, granary, and hog barn. The pole building and garage are in good shape and could be used
by the City, at least in the interim, as storage for machinery and equipment. It is possible that the
pole building could double as a park shelter if modified somewhat.
I do believe that some type of a small monument or memorial should be established within the
park area in the future which pays tribute to the Roden's, and all other farming families, for their
influence upon Albertville.
