I have reviewed the Final Grading Plan, revised dated March 30, 2001, and the drainage
calculations, revised dated April 17, 2001. The plans are approved with the following conditions
and plan revisions:
1. The grading plan should include the improvement work required for 62nd Street from the
end of the plat to Macive Avenue.
2. Install guardrails on both sides of Shoreline Drive at the current crossing.
3. Two-foot gravel shoulders is required on both sides of Shoreline Drive.
4. Drain tile, for sump pump connection, is required in the rear yard area for lots that are not
immediately adjacent to wetlands, lakes, or storm sewer.
5. On street parking will be limited throughout the plat. Therefore, consideration should be
given to widening the road in several areas to allow for parallel on street parking.
Suggested areas include:
. North side of Towne Lakes Blvd. from station 32+50 to station 34+50.
. East side of Towne Lakes Blvd. from station 23+00 to station 25+00.
. North side of Towne Lakes Blvd. from station 9+00 to station 11 +00.
. East side of Towne Lakes Blvd. from station 45+50 to station 47+50.
6. Notes should be added to require topsoil/unsuitable material shall be striped from the
building pad and street pavement area.
7. The typical section shall be revised to include sidewalk on both sides of the street and at a
maximum 2% cross slope.
