Carlson, P.E.-RJ~ City Engineer FROM: DATE: April 20, 2001 RE: Final Plat Review Towne Lakes Albertville, Minnesota SEH No. A-ALBEV0009.00 14.00 I have reviewed the final plat for the above referenced project and have the following comments: 1. Due to the circular nature of Towne Lakes Boulevard there may be difficulty in assigning street addresses to property along this street. Therefore, we should consider revising the street names, such as East Towne Lakes Boulevard and West Towne Lakes Boulevard. 2. There will be a sewer and storm water detention pond to the north of Blocks 7 and 8 that will be constructed in this first phase. A drainage and utility easement should be established for this area. The City Attorney should determine the need for the easement. 3. The Technical Evaluation Panel requested that wetlands along the lake shoreline be included in a protective easement. The City Attorney should determine if the easement, as shown, provides this protection. If not, the City Attorney should recommend the revision. 4. The benchmark elevation should be revised to the 1980 datum of 979.58. All city benchmarks are based on this datum.
