Re: Preliminary Plat Review - Niemeyer Trailer Sales,
CSAH 37, City of Albertville
Honorable Mayor, City Council Members, & Planning Commission Members:
We have received the preliminary plat for the above-mentioned development that consists of
three (3) commercial/business lots on the north side of CSAH 37 in Albertville. We have
reviewed the preliminary plat with regard to access and right-of-way issues only. Aspects
of storm drainage, street improvements, and grading internal to the plat must be reviewed J'y
the City Engineer for conformance to city standards. .
We offer the following comments:
1. The proposed development will need to maintain existing drainage rates (i.e.,
the rate at which storm water is discharged from the site must not increase to
the County ditch system). The City or project developer will need to verify
that all existing drainage patterns and systems affecting Wright County
Highway right-of-way will be perpetuated.
2. Access to CSAH 37 will be allowed at a location directly across from Karston
Ave. NE. An access permit will be required (and has been submitted). The
new street access will require modification to the existing right-turn and by-
pass lanes along CSAH 37 at Karston Ave. NE. It will be a condition of the
access permit that these turn lanes be converted to a combined right turn/by-
pass lane for eastbound and westbound traffic along CSAH 37..
3. The existing driveway entrance along CSAH 37 within the plat frontage shall
be removed.
4. A right of way dedication of 55 fe~t from the center of CSAH 37 is required
& is shown on the preliminary plat. .

5. A right-of-way permit will be required for any work within the CSAH 37
right-of-way. This will cover any sanitary, watermain, or storm sewer work
within the CSAH 37 right-of-way. Specific requirements will be determined
when a plan and right-of-way permit application are submitted to Adam
Backes, Permit Technician, of our office.

under "Permits & Forms".
