RE: Cedar Creek North 2nd Addition and natation of Kadler Avenue
Dear Staff, Council & Commission members:
Pilot Land has concluded work on the golf course and started a clubhouse. This work has eliminated any
restrictions on phase plats within the Cedar Creek Master Plan. The Cedar Creek North 2"d Addition plat
is the platting of one of the Phase 3 areas of the project. We have completed the entire infrastructure for
these 13 single-family lots. Since the infrastructure of sewer is complete for the lots, there is no issue of
sewer availability. In addition, this does create a full connection from Highway 37 to 61st Street
providing a second access in and out of Fairfield, and Parkside 2"d Addition.
We are requesting with this plat, for Albertville to follow up on its pledge to Pilot to initiate an
abandonment and vacation of Kadler Avenue along the entire frontage of Karston Cove and Cedar
Creek North. Any areas of Kadler needing easements for drainage or access can be rededicated, but the
land would revert to the adjacent landowners. I believe that access easements to the Becker farm which
sunset upon subdivision, dedication of Outlot b, Cedar Creek North to the exception lot owners,
emergency access and trail easement to Albertville in the area of the 3`d Addition and the golf course, and
any utility pipe easements would be more than adequate. There currently is no reason for the road along
the entire boundary of Outiot B of Cedar Creek North. It seems possible that Albertville could minimize
some snowplow and road maintenance costs for next year's budget if you act fast enough.
We will be at the meetings to provide further testimony as needed to clarify our request. Pilot desires the
approval of the plat to continue to expand our marketing of the sites to the builder community. With your
approval of the conditions as proposed, we can augment the lots available in Albertville and provide new
places for families to grow as the excitement about living at Cedar Creek grows.
