This letter is a follow-up to our previous verbal conversations. The plan set for the subdivision includes
the plat, road and utility plans, landscaping details for the islands, construction estimates for the street and
utilities; and a summary of park and trail expenditures for the overall masterplan (under separate cover).
This brings to a conclusion the Cedar Creek Golf Course Master Plan begun in 1997 as a sketch plan. I
hope the City Council appreciates the hard work performed by Kenco as the main homebuilder, by Pilot
Land and its contractors and consultants, as well as the plan review and inspection performed by the City
staff and consultants in the buildout of the infrastructure. A mutual respect and diligence by the
professional staffs has allowed for a vision proposed by Kent Roessler as earlier as 1995 to become a
successful reality today. We have enjoyed bringing this development to this point and will look forward to
its maturation.
Cedar Creek Golf Course is already developing into a facility with strong name recognition and a devoted
core of players. It has an assessed value of $2,250,000. In the years ahead, if you arrive at financial
benefits not anticipated by our studies and reports, please let us know. The housing developments of
Karston Cove, Center Oaks, Cedar Creek North and South were associated with the master plan planning.
Together, they have created the golf course asset and housing values between $125,000 and $450,000.
These values create a combined market value of $79,730,000.
The adjacent projects of Parkside and The Albertville Cottages provided an important option for misting
and new residents to stay in the area. Due to the growth of residential units, your Commercial base is now
also growing towards buildout. This has demonstrated that working together to create planned
developments benefited both parties. The City will have the talent and tax base benefits of the people living

Development Plan for Cedar Creek South 7th Addition to the City
of Albertville for your review. Included in the documents are
options to have either single unit townhomes or double unit

is being put in under the Wright County County Road 18 upgrade
project. Also attached are llxl7 copies for your use.
