FOR VALUABLE CONSIDERATION, the City of Albertville, a municipal corporation under
the laws of the State of Minnesota, Grantor, hereby convey(s) and warrant(s) to Scherer Limited
Partnership, a Minnesota Limited Partnership, Grantee, real property in Wright County,
Minnesota, described as follows:
Outlot B, Northwest Commercial Park, Wright County, Minnesota
together with all hereditaments and appurtenances belonging thereto, subject to the following
exceptions: (A) Building and zoning laws, ordinances, state and federal regulations; (B)
Reservation of any mineral rights by the State of Minnesota; (C) Utility and drainage easements
which do not interfere with existing or planned improvements; (D) Rights of tenants as follows
(unless specified, not subject to tenancies): None; (E) Easements for utilities and drainage as
shown on the recorded plat of Northwest Commercial Park; (F) Terms and conditions of Easement
for electric transmission line purposes, in favor of Northern States Power Company, as created in
document filed August 6, 1990, as Document No. 476934.
The Seller certifies that the Seller does not know of any wells on the described real property.
