I have reviewed the above referenced plan and have the following comments:
1. The proposed grading on Lots 6 and 8, Block 1, provides for virtually no rear yard use. The City
should consider allowing the building pads of these two lots to be moved forward 10 feet. The
current width of the lots is approximately 85 feet. This will provide more useable rear yard
space.
2. The proposed grade along the lot lines between Lots 6 - 9, Block 1, are too flat and should be
revised to a minimum 2 percent grade.
3. The high water elevation for the detention pond in Outlot D shall be indicated on the Plan. All
building pad walkout elevations shall be a minimum of2.0 feet above the high water elevation.
