Dear Mr. Barthel:
In exchange for Donald G. Barthel and Betty L. Barthel, (hereinafter the "Barthels"), granting
Kenco Construction, Inc., (hereinafter "Kenco"), and its assigns, a forty foot sewer easement
across the Barthel's property, Kenco shall provide the Barthels the following:
1. Payment of $39,021.00, paid as follows:
1. $20,000.00 cash payable upon execution of this correspondence and
Barthel Easement;
n. $19,020.00 cash payable on or before December 2, 1996; and
iii. $1.00 cash paid for easement.
2. Two six inch sewer stubs located on the east side of the mini storage buildings.
It is further understood between the parties that:
(a) The easement shall be under ground sewer system only. (b) Kenco shall be
allowed reasonable access to the easement across the Barthels remaining property in order to
install, maintain and repair the sewer line. (c) Kenco shall repair any damage to the Barthel's
property and the property covered by the easement caused by the installation, maintenance, or
repair of the sewer line. .
In recognition of the Barthel's desire to expand their mini storage business, Kenco
shall install, at Kenco' s cost, steel casing around the sewer line running parallel to the south
line of the existing mini storage business. The purpose of the steel casing is to protect
Kenco's sewer line so that it will not be damaged by the Barthel's future expansion of their

mini storage business. Nothing in this contract or its contemplated easement shall be
construed to prevent the expansion or increase the cost of expanding the Barthels' mini
storage business. Nonetheless, the Barthels shall not install any buildings within the
easement. Without prior written permission, the Barthels shall not install any structures
within the easement that will interfere with Kenco' s use or enjoyment of its easement except
that the Barthels shall be allowed to install a concrete or asphalt hard surface over that portion
of the easement immediately South of its existing mini storage business. The hard surface
shall be installed upon the expansion of the Barthel's existing mini storage business. Kenco
shall repair, at its own expense, any damage to the hard surface caused by the installation,
use, repair, or maintenance of the sewer line.
