Albertville, MN 55301 ~ 1.4~r--~ RE: Permanant Easements for Trunk Sewer proiect Dear Mr. Barthell: This letter confirms our conversations of last week at your Bus headquarters and at Stan's field office. We have asked Meyer-Rohlin, Inc. to provide a concept plan on alignments suggested by both of you. There is not enough elevational fall available for the sewer trunk line to be located on your south property line. . The following financial alternatives to the Barthell business interest of your choice need to be considered and by Tuesday September 10. This date will allow final legal documents and plan changes to start on Septembe 11. This creates a likely project start date of September 23. The alternative through the wetlands of Outlot A will eliminate a need to tear up any of 60th street, keeping the bus facilities operating in their curmt configuration. While the alignment of the sewer does impact more land of the industrial park, the liklihood of any buildings being placed in the rear is minimal, since most structures end up being sited towards the access street and the sewer will be under wetlands. As part of our planning, we have requested Meyer-Rohlin to survey new wetland delineation markers. Should you choose to use this delineation for contesting area or creating a subsequent mitigation plan, this will be an accepted base map by the City. Consider the value of this survey a donation to the Ice Arena project. For our purposes, it will clear up any possibility of whether the mini storage lot can have any additional buildings developed quickly. The typical wetland fill permit requires about 90 days before approval is granted. The City's current engineer has stated that any revised alignment to the rear will require a 40 foot permanant easement which will not be buildable over by structures. This will be true whether or not the sanitary sewer line is placed in a steel casing. We can place the casing however, since Stan has recommmended it in case work is required, circulation to the self storage units will be maintained. Don Barthell had suggested we provide two stubs south of 60th Street for future parcel development. We can still do this with the alignment change.
