Moberg, PE Project Manager DATE: September 10, 2004 RE: The Shoppes at Town Lakes Block 1, Lot 4 - Site Plan Review Albertville, MN SEH No. A-ALBEV0406.00 SEH has reviewed the site plan submitted for Lot 4, Block 1 of The Shoppes at Town Lakes. We have the following comments: 1. When the final construction plans were approved for the plat of The Shoppes at Town Lakes One, the future building on Lot 4 was identified as a single-user facility. Subsequently, a single 6-inch water service was stubbed into the property from Langford Drive. The current site plan indicates the building will have four tenants. Each tenant will be required to have an individual water service. A utility plan must be submitted that identifies how each tenant will be served with water. 2. The configuration of the building and parking lot has changed from what was shown on the final construction plans for the plat. Revised drainage plans and calculations must be submitted by the developer. 3. Revised grading plans must be submitted to account for the reconfiguration of the building and parking lot. 4. Access to the site is to be provided directly across from the existing entrance for Lot 3 (Seasonal Concepts store). 5. The plans indicate the building will not have sprinklered fire protection. The City building official should be contacted to verify sprinklering is not required. 6. The parking space nearest the east end of the building will be unusable, as vehicles will not be able to back out of the stall.
