Site & Utility Plan Review

We have reviewed the civil plan sheets prepared by KLD, dated 7-7-06 and titled Grading Plan,
Erosion Control, Utility and Paving, and Details, sheets CI, C2, C3 and C4 respectively, for the
above referenced project. In general, the plans are acceptable from an engineering standpoint and are
consistent with the development plans for the Shoppes at Towne Lakes 2nd Addition. The following
our are comments:
General
1. All site work will need to be coordinated with the construction of the Shoppes at Towne
Lakes Two improvements and constructed following or simultaneously with those
improvements.
2. The stockpiled material within the Shoppes at Towne Lakes Two plat shall be removed and
the entire site shall be stabilized prior to the construction of the Perkins site.
3. Shoppes at Towne Lakes Two roadway construction, utility installation and pond
construction shall be completed prior to or concurrently with the Perkins site improvements.
4. No construction activity shall take place on adjacent properties without permission and/or
easement from the respective property owner.
5. No work or traffic disturbing activity shall take place within public right-of-way without
notice to and approval from the City.
Sanitary Sewer and Water
1. The 6 - inch water service shall be C900 PVC with 8-gauge solid copper coated trace wire.
The 2 - inch water service shall be copper pipe.
2. Hydrant spacing and water supply shall meet the requirements of the latest version of the
Minnesota State Fire Code and that of Albertville's Fire Chief.
3. The location of the FDC on the building shall be submitted for review.
4. Sanitary sewer service pipe shall be SDR 26 PVc.

1. Drop-in style inlet protection shall be used in place of the proposed filter aggregate inlet
protection.
2. If the roof drain will be connected to the storm sewer, the location of such connection shall be
shown on the plans.
3. The Shoppes at Towne Lakes Two pond shall be completed prior to construction of the
building and parking lot.
Streets and Boulevards
1. All pedestrian ramps shall meet ADA and MnDOT requirements (truncated domes).
2. It is recommended that the pavement section proposed be review by a geotechnical engineer
for compatibility with the soils on site (proposed section appears to be inadequate).
