RE: Shoppes at Towne Lakes Phase II
Dear Mr. Kruse,
Please accept this submittal for the Shoppes at Towne Lakes Phase II conditional use
permit, planned unit development, and the concept plan.
Phase II has incorporated the same fundamental development model as Phase I and is
remaining consistent with the design and architectural treatment. Parking lot screening,
landscaped boulevards, uniform light fixtures are all essential elements that have been
encompassed in both phases. A strong emphasis has been placed on keeping each phase
consistent with the previous phase and to employ elements that will be functional, such as
the drainage pond that will facilitate phase II and phase III. In addition, the traffic and
pedestrian circulation is designed to accommodate easy movement throughout the
development site. West Laketowne Drive has also added a right turn lane for this
purpose.
The Shoppes at Towne Lakes Phase II will entail two restaurant sites, one 8,000 square
foot building that is a "sit down" restaurant and one 4,000 square foot building that is a
"quick food" restaurant. Also there will be a two 5,000 square foot buildings and one
10,000 square foot building that are entirely commercial/retail.
Provided that the documents in the concept stage ofthe Shoppes at Towne Lakes Phase II
are approved, engineering and platting will follow shortly, with the anticipation of
beginning construction in the fall of2005.
