Box 9 AlbertviHe, MN 55301 Re: Preliminary Plat Review -_l(_in~i.r"'l('_ CSAH 19, City of Albertville Honorable Mayor, City Council Members, & Planning Commission Members: We have received the preliminary plat for the above mentioned development that consists of six (6) commercial lots that would be constructed on the east side of County State Aid Highway (CSAH) 19. We have reviewed the preliminary plat with regard to access and right-of-way issues along CSAH 19 only. Aspects of storm drainage, street improvements, and grading internal to the plat must be reviewed by the City Engineer for conformance to city standards. We offer the following comments: 1. The proposed development will need to maintain existing drainage rates (i.e., the rate at which storm water is discharged from the site must not increase). The City or project developer will need to verify that all existing drainage patterns and systems affecting Wright County Highway right-of-way will be perpetuated. Storm drainage improvements pianned for this development should be coordinated with the future plans to upgrade this segment of CSAH 19 to an urban highway section. 2. No direct access to County State Aid Highway (CSAH) 19 will be permitted. Access from the proposed commercial lots will be to City Streets from within the Towne Lakes development. This includes proposed 68th Street NE, which will not be permitted to connect to CSAH 19 until such time that this segment of highway is im~roved and a raised concrete median is constructed which will make the 68t Street NE access a "right-in/right-out" access. 3.
