Re: Hardwood Ponds 2nd Addition
Albertville. Minnesota
Dear John:
At the direction of the Albertville City Council. we are
preparing a water. sanitary sewer. storm sewer and street
construction feasibility report for council action at the June
21, 1993, meeting. We will need a revised preliminary plat and
grading/drainage plan incorporating the changes outl ined in our
memo of April 22, 1993, to the Planning Commission (a copy is
enclosed). Also, as the lots in the wooded areas will not be
graded at this time, I would suggest that a more explicit
drainage pattern. together with rear lot line elevations, be
shown to be more identifiable to the individual home builder when
grading each site.
The City Ordinance limits the minimum street grades to 0.5%. You
are showing some grades at 0.44%, which should oe revised.
Building sites shall be a minimum of Ii feet above cur13
elevations, which may be impacted by the revised street grades.
These should be checked and corrected as necessary on the revised
preliminary plat information.
If you have any questions. please do not hesitate to contact me.
Yours
cc: Bob Braun
