I have reviewed the concept plan you submitted for the R-5 zone along CSAH 37 in Albertville.
My count indicates that the plan includes 81 units rather than 83. The minimum R-5 District
requirements are shown below. When compared with the gross lot area of 17.01 acres (less 2.16
ac for public streets), the concept appears to conform to these parameters with a net square
footage of 14.85 acres. The site area minus wetlands (3.30ac) is 11.55.

35 foot front yard setback
15 foot side yard setback (30 feet if on a street)
30 foot rear yard setback
35 foot height limitation
50 percent structure coverage

At the time of formal application, the surface areas of all plan elements must be calculated
(building foundations, driveways, private streets, and wetlands/ponds) and shown on plans. I
calculated an overall minimum lot area of 10.16 acres (combined per unit total based on 81 units
shown). The required 500sf of usable open space shall not include impervious surface areas,
wetlands/ponds or streets. At this point, I do not know if you are in conformance with the usable
open space requirement, as I did not take the time to calculate all impervious surfaces.
