My count indicates that the plan includes 81 units rather than 83. The minimum R-5 District requirements are shown below. When compared with the gross lot area of 17.01 acres (less 2.16 ac for public streets), the concept appears to conform to these parameters with a net square footage of 14.85 acres. I calculated an overall minimum lot area of 10.16 acres (combined per unit total based on 81 units shown). The required 500sf of usable open space shall not include impervious surface areas, wetlands/ponds or streets. At this point, I do not know if you are in conformance with the usable open space requirement, as I did not take the time to calculate all impervious surfaces.
