City Engineer DATE: May 4, 1998 RE: Plan Review Karston Kove Townhomes Albertville, Minnesota SEH No. A-ALBEV 9810.00 I have reviewed the above referenced plans and have the following comments: 1. Widen the north 150 feet of Karston Avenue to allow 3 lanes of traffic, a 16-foot south- bound lane, a 12-foot north-bound right turn lane, and a 14-foot north-bound left turn lane. Stripe lanes accordingly. 2. Revise concrete curb and gutter to B6l8 in the public street. 3. A paved temporary cul-de-sac will be required at the east end of 64th Street. 4. An access permit will be required from Wright County Highway Department. The County should address the need for turn lanes on CSAH 37 and the spacing between Kadler Avenue and Karston A venue. 5. The slopes from Karston Avenue to the bottom of the ditch shall be 10:1 or flatter. Sod slopes when grading is complete. 6. Revise grade of westerly driveway on north side of 64th Street to drain toward 64th Street. 7. Submit wetland mitigation plan to Wright Soil and Water Conservation District for review and approval. An Affirmative Action, Equal Opportunity Employer Dave Lund May 4, 1998 Page 2 8. The plan proposed detention pond outlets to be submerged. Problems may occur during winter months due to freezing. The size of the outlets will be reviewed and may be revised when final plans are submitted. 9. The plan indicates a northerly sanitary sewer extension between Blocks 17 and 18. This sewer extension would serve property on the north side of CSAH 37. At this location, the sewer would cross a proposed storm water detention pond. This shall be revised. Extend sanitary sewer northerly on the east side of Block 19. The utilities within the private driveways are assumed to be private. A homeowners association will be required to provided maintenance of these utilities. Address this issue in the developers agreement. These comments shall be incorporated into the final plans. Submit final plans and specifications for review.
