2003-10-24 Project Summary Proiect Summary Shoppes at Towne Lakes Center Albertville, Minnesota Lot 2 of Block 1 The Craig Co. Inc. 1300 Willowbrook Drive Wayzata, Minnesota 55391 It is the intent of the applicant, The Craig Co. Inc. (TCCI), to develop 24,800 sf of retail consisting of a 20,000 sf "Furniture/Home Accessory Store" and a 4800 sf multi-tenant building, in the Shoppes at Towne Lakes Center. The land is in a PUD area being developed by Contractor Property Developers Co. (CPDC) and TCCI intends to purchase the plat of Lot 2 of Block 1. The applicant is requesting that Site and Building Plan Review be approved with the following provisions: 1. Parking calculations be considered under the PUD aggregate parking review. (See the attached summary). 2. Landscaping requirements include interior lot line boulevard trees installed by CPDC and included under the PUD review. 3. The applicant has obtained architectural image and building review and approval from CPDC as part of their overall design and development. Site The site is located on Highway 19 north of the Outlet Mall and contains 2.15 acres. It is currently agricultural in use and is under PUD consideration by the City of Albertville which was applied for by CPDC. Included in the PUD along with this site, are other retail sites, a hotel and housing. Two buildings are planned for the site. They are located to enhance the site lines from adjoining properties. The structures are separated to maintain a pedestrian scale of buildings and to allow site lines into the site. Storefronts and parking are located on the highway side with the proposed structures providing a visual screen from the residential area. Landscaping and an exterior patio facing the residential area will make a visual transitional layer between the building and the road. Architectural features of the buildings will be compatible to the rest of the structures in the PUD as approved by CPDC. Architecture The building's architecture evokes an agrarian aesthetic with details such as roof overhangs, support brackets, roof cupolas, and lantern light wall sconces. Building materials have been selected to reinforce the rural image. (See Exterior Finish Key on A200). Main entries will face the main parking area. The "Furniture/Home Accessory Store" will have a rear storefront open to an exterior patio. Windows and awnings are strategically located on the exterior of both buildings to enhance the architectural features and work with the retail merchandising on the interior. EXHIBIT I Rock face CMU with a variegated color, will recall Kasota limestone. Brick will be used to accent the base, windows and columns. Standing seam metal roof will form a covered walk at the main entry and pitched roof elements. Vertical and Board and Batten lap siding is used to highlight the entry and selected corners. Burnished CMU is used as an accent stripe to visually connect the architectural highlights. The materials on the two buildings on this site will be the same. Architectural details will be similar between the two buildings. Landscapine Landscaping has been used to reinforce the architectural concepts and provide a transitional layer between the buildings and the surrounding residential area. The site is outlined with boulevard over-story trees as part of the PUD application. This would include 10 trees on this site along the western interior lot line. The interior of the site has been designed to reinforce the Architecture and provide a visual transition layer to the surrounding residential area. Trees located in the parking islands and low planting around the building edge preserve site lines to the retail storefronts. The service areas are visually screened with closely spaced conifers. The patio area is outlined with low planting and symmetrically placed conifers and maples. BuiIdine Use It is the intention of the applicant, to lease the 20,000 sf to a "Home Accessory Store". The store would consist of approximately 16,000 sf of sales floor and 4000 sf of warehouse storage. It is estimated stock would be delivered once a week. The delivery vehicle would leave the site after completion. Customer pick-up would occur on grade, along side the delivery dock. An exterior patio in the rear of the building is intended to be used as a seasonal decorative area. Outdoor furniture vignettes and seasonal planting displays would be set up in the patio area. This would serve to provide some limited activity yet be a respectful image from the residential area. It is the intention of the applicant, to lease the 4800 sf building to multiple tenants TBD. Storefronts will face the main parking area. Tenants will be serviced through the front door. An exterior trash enclosure will fully screeh a wheeled waste container. Parkine Parking is provided under the PUD application from CPDC. Under this review, Lot 2 requires 98 stalls and supplies 86. The remainder of the parking is provided within the PUD site as outlined in the attached summary. Parking area lighting will utilize the fixtures approved through the PUD. (See attached sheet). The snow plowing overall within the project will be contracted annually through the association with one vendor. The private streets, parking lots and sidewalks walks in the project will be maintained by the one contractor for all the lots. As the snow accumulates it will most likely need to be trucked off site to one or more of the adjacent storm water retention ponds. The fixture cage shall cast in one piece. The Model 7543TF shall have a four-sided roof, cage and bottom plate with four large lenses. OPTICAL OPTIONS Refractors shall be 6" diameter borosilicate glass with an LE.S. Type 3 (RE3G) or Type 5 (RE5G) distribution.
