Hotel and Restaurant Shared Parking Plan
We would like to request the approval of a shared parking area for a hotel and restaurant
project in The Shoppes at Towne Lakes. The hotel site and the restaurant will have cross
easements parking agreements. The retall store to the north will also be under the same
ownership and parking agreements can be used for this site also.
One of the participants of this project is a Preferred Developer and Operator for Country
Inn & Suites. He has opened over 40 hotel projects. Every community he has
constructed a hotel has required one parking stall per hotel room or less. In projects, such
as this one that have a cross easement parking with a restaurant, it is significantly less
than one stall per room. This plan is showing 71 rooms which is one stall per room and
one stall per night employees. However, with the 119 stalls for the restaurant there
should be ample for both.
The hotel and restaurant have opposite peak times for parking. The hotel guests
typically leave the hotel between 7 a.m. and 8 a.m. and return in the evening between 9
p.m. and 11 p.m. The restaurant's peak times would be 11 a.m. to 2 p.rn. for lunch and 5
p.m. to
8 p.m. for dinner.

The main hotel staff, for cleaning and maintenance, will be at the hotel during the day
when the guests are out of the rooms. The average room occupancy is at 60% which
would require three people on staff to clean. Each person cleans from 12-18 rooms a
shift. In the evening, there are only one to two employees on duty.
We believe that the 190 (119/restaurant and 71 hotel) parking stalls is more than needed
but agree that the maximum should be constructed for the few times it will be necessary.
The retail store is a Lighting Store and this type of business closes early evening. This
site is across from the restaurant which would allow employees from the restaurant to
park in this location
The combination of the parking for the hotel and restaurant has been successful in many
communities and this site would also have a third site (retail site) for parking if needed.

The Country Inn & Suites will provide the area v.rith first
~class, affordable quality lodging to both the businessperson
and family or leisure traveling public that need extended stay or
short term amenities.
The Country inn & Suites will be a 3~story prototype building
with 68 guestrooms and suites. The Country Inn will feature
traditional architecture and sophisticated residential interior
design. The hotel will welcome guests with traditional
furnishings that blend rich woods and elegant patterned fabncs.
The lobby will feature a hard wood floor with a fireplace.
The rooms offer many amenities often found at higher-priced
hotels such as complimentary breakfast, in-room coffee IIlak~r,
in-room iron and ironing board, and weekday morning
newspaper.

The guestroom:s will featuJe a.minimum of 12 two-room suites
and several whirlpool suites, All rooms will feature full
fiberglass tub shower combinations, cultured marble vanities~
wall to wall padded carpet, work area with a chair, 25 inch
color televisions, telephones with external jack, coordinated bed
spreads, drapes, electronic door locks and an individually
controlled; heating and cooling heat pump system.

The property will include an indoor pool~ wading pool and
jacuzzi [vr the enjoyment of our guests. There will be a
complete vending area and an icemaker for the guest's
convenience. Just off the lobby is a meeting room for the local
industry. Behind the registration desk will be an office and
stock~d laundry facility with one washer and two dryers .A n
Exercise Room and Guest Laundry can be found down the hall.
The Country Inn & Suites will offer to its guests a
complimentary breakfast each morning that win include yogurt,
bagels, toast, waft1es~ coffee, tea, juice, fresh pastries, baked
muffins, an as~ortment of cold cereals and fruit.

Country inn & Suites is based jn Minneapolis, Minnesota. An
International Franchise, they recently opened their 325th hotel
worldwide with another 100 Inns under development. JD

This slriking series offixtures offers the.following features
depending On size: NightSky'TM roof optics, horizontal type 2, 3,4
or 5, Tooless entry from a hinged bottom opening, Heavy wall spun
aluminum with a tempered glass lens and up to 400w MH or HPS
mogul base lamping. The bottom portion oithe fixture can be
specified with a rolled or flared edge. Different size arms arc also

GENERAL

CONSTRUCTION
The base shall be designed with sixteen long curved flutes which grace-
fully slope to a decorative scalloped ring and be made of heavy wall,
