In the past few days, the applicant has submitted new drawings that respond to many of the resolution conditions. As such, the findings could be revised in response to these revised plans and reduce the number of conditions; however, we would suggest that revisions to the conditions be done at the direction of the City Council. Revised plans and additional information is attached. Revisions illustrated on the recently submitted plans are described below: PRELIMINARY PLAT AND PUD 1. Access to Lot 1 has been shifted to align with the access drive to Lot 2. 2. Shared access between Lots 2 and 4 align with the curb cut that will serve Lot 3 and the northern curb cut on Lot 3 has been eliminated. 3. Access to Lots 3 and 4 align with one another. 4. Outlot A has been eliminated by combining it with Lot 1. LOT 3 1. The sidewalk along the front of the buildling has been extended to connect with the common sidewalk. 2. The applicant has submitted a letter addressing snow removal. 3. The design of the proposed building on Lot 3 has been modified to break up the mass of the roof and provide architectural interest. We have the following suggestions regarding the revised plans: a. The revised plans include 'James Hardie' siding rather than stucco and cultured field stone. We find this change to be very attractive, except we recommend that the revised plans be modified to include cultured field stone at the pillar bases. b. On the revised plans, a raised roof is shown on the front elevation, but this is not shown on the side building elevations. The applicant must clarify the entry treatment. c. We would suggest that the applicant consider if gable-style dormers might fit with the architectural style of the building better than the proposed hip-style dormers. 4. We are still concerned about truck maneuvering at the loading areas. LOTS 5 AND 6 1. The plan has been revised to accommodate on-site loading and receipt of goods. The plans allows for large truck maneuvering. 2. Albertville City Engineer DATE: October 26, 2003 RE: Site Plan Review The Shoppes at Towne Lakes Albertville, Minnesota SEH No. A-ALBEV0406.00 14 I have reviewed the above referenced site plan and have the following comments: 1. On the preliminary plat the drainage and utility easements shall be expanded to cover the entire width of the driveways. The easements should also be titled "access, drainage and utility easement". 2. Drainage calculations shall be submitted for review with the final grading plan. The drainage calculations shall also provide details as to the adequacy of the drainage swale along the south property line to carry a IO-year return storm. 3. Details of the drainage swale shall be provided with the final grading plan. 4. The fire hydrant adjacent to Lot 3 shall be moved approximately 50 feet south. 5. A valve shall be added to the water main at the common lot line of Lots5/6. 6. The fire department requires that a fire hydrant be located within 50 feet of the sprinkler connection to any building. Locating the hydrants will need to be coordinated with the building plans as they are submitted for review. The snow plowing overall within the projE:~ct will be contracted annually through the association with one vendor. The private streets, parking lots and sidewalks walks in the project will be maintained by the one contractor for all the lots. As the snow aecumulates it will most likely need to be trucked off site to one or morE~ of the adjacent storm water retention ponds. The infiltration swale along the south property line of Lots 5 &6 is also a potential storage area as well. If you have any questions please feel free to contact me.
