Box 9 Albertville, MN 55301-0009 Re: Building Permits -JIIKJlij,lif:iis , Dear Kevin: This letter is a follow up to our meeting on Thursday (6/28/01) regarding a number of building related question/issues. Listed below is a recap of our conversations and lor City Council actions in conjunction with final plat approval. 1. Our sales/land office was proposed to be constructed on an Outlot C. Since City Ordinances prohibit construction of a dwelling on an outlot we requested and received City Council approval to replat Outlot C into a Lot and Block to resolve the this issue. 2. A copy of the final plat has been sent to Ms. Linda Goeb, City Administrator for addressing. 3. Our sales trailer will be 2- GE Modular units put together and located on Lot 1, Bk. 1. We are preparing a site plan to submit to the city council for review and approval. The sales office will be a temporary structure (hopefully 2yrs) after which it would be relocated to a future phase. As discussed, tie downs in lieu of concrete foundation or pillars may anchor the building. 4. The city limits deviation from the developments approved grading plan plus or minus 0.20 feet. Deviation greater than that will require city approval (City Engineer-SEH). An as-build survey of the final lot grades will be required on each lot prior to issuance of the Certificate of Occupancy (C.O.). 5. The City Council approved early starts for building model homes and the sales center conditioned upon the streets being graveled (CL 5) and the final plat being recorded. 6. Landscape escrows will beretained/released by us in an effort to minimize the city's involvement/work load in this process. I believe a condition to this effect was incorporated in the Developers Agreement. We will be please to work with staff in preparing a sign off form or check list to review prior to issuance of the C.O. We will have an architectural review committee (arc) review and approve all home building plans prior to construction. We request that the city not issue any permit before arc has approved the design. Again, we would be happy to work with staff in developing a submittal process i.e. form or stamp on' the plans to help monitor. 8. Due to our landscape requirements, we request that the building department withhold the issuance of an occupancy certificate until you have received an approval form from us.
