The following are the requirements to be complied with:
Upon payment of the full consideration to, or for the account of, the grantors or mortgagors, and recording of the deeds and/or
mortgages, the form and execution of which is satisfactory to the Company, the policy or policies to be issued containing
exceptions in Schedule B thereof to the following matters (unless the same are disposed of the satisfaction of the Company):
1. If an owner's policy is to be issued, the mortgage encumbrance, if any, created as part of the purchase transaction.
2. Defects, liens, encumbrances, adverse claims or other matters, if any, created, first appearing in the public records
or attaching subsequent to the effective date hereof but prior to the date the proposed Insured acquires for value of
record the estate or interest or mortgage thereon covered by this cOllll1itment.
3. Rights or claims of parties in possession not shown by the public records.
4. Encroachments, overlaps, boundary line disputes, and any other matters which would be disclosed by an accurate survey
and inspection of the premises.
5. Easements or claims of easements not shown by the public records.
6. Any lien, or right to a lien, for services, labor or material heretofore or hereafter furnished, imposed by law and not
shown by the public records.

17. Easement to NSP over the east 20 feet as set out in easement agreement
dated June 29, 1990 and filed Aug. 6, 1990 as document 467930.
18. Mineral rights reserved to the Federal Land Bank of St. Paul by deed
recorded in Book 125 of Deeds page 630, instrument 146653.
19. Memorandum of Agreement between Sylvester Kolles, single, and
Leuer-Munsterteiger Properties, Inc., dted Aug. 13, 1999, filed Aug. 24,
1999 as document 687788.
20. No part of the South 330 feet of the East Half of the Sou~hwest Quarter
of Sectio 35, Township 121, Range 24, is insured hereby. A sketch of
the property indicates that this land is north of said South 330 feet,
but it cannot be definitely determined without a survey. Said South 330
feet was excepted from the conveyances to the trust by the Kolles. If
a survey shows that some part of this land lies within the South 330
feet, additional requirements may be raised.
21. Note: The following is not part of Schedule B, and is shown for
information only. This will not be included on the final policy.
Please be advised that the Tax Reform Act of 1986 requires the following
