Outlot B.
Dear Tim:
Please find enclosed the following documents relating to the purchase of Outlot B
of Niemeyer Trailer Sales by the City for use as a lift station lot:
1. Quitclaim Deed from Niemeyer Properties, LLC to Wellerson, LLP, to be
executed by Niemeyer Properties. Title in Outlot B is currently in Wellerson's
name, subject to your interest to purchase the property. This document needs to be
executed before the others, and transfers any interest you have in the property to
Wellerson. Please return this document directly to me-you do not need to send it
to Wellerson, as I will record it.
2. Warranty Deed from Wellerson, LLP to the City, to be executed by Wellerson.
This document transfers title from Wellerson to the City. Please have Wellerson
execute it and return the original to me for recording.
3. Partial Release of Mortgage, to be executed by First Federal Savings Bank. This
document releases First Federal's mortgage from the Outlot B. Please have this
document executed by First Federal and return it to me for recording.
4. Direction to Pay Proceeds of Sale, to be executed by Wellerson. This document
allows the City to cut the $15,435.00 check directly to Niemeyer Properties.
Please have Wellerson sign it and return it to me.
Once all of these documents are returned to the City, the City will disburse the
$15,435.00 check to you (adjusted for 2009's prorated real estate taxes to date of
closing). I understand that you will then endorse the check to the City as security to

replace a portion of the letter of credit, which will then be reduced by that same amount.
